Opis
The concept is to divide the territory into three zones, three squares, bordered by a paraderaised to the stylobate level:
1. Private square (the yard) of residential houses
2. Market fairground
3. "Square of Arts", the semantic center of which is an old factory building of the yeast plant being converted into the Exhibition Centre-Museum.
Trading area is connected with the "Square of Arts" by a pass under the pedestrian bridge linking the northern and the southern parts of the parade.
"Square of Arts" is meant for cultural events, performances; and at the customary hour it is the park area for residential houses that border it on the side of DERENČINOVA St. Also the and the cinema as well as the public service buildings for residential houses.
The old building of the Gorica Factory is suggested to take down but to keepand restore completely the facade. In its place there will be erected an office building withshopping area, bank premises etc on the ground floor.
Thus a dense built-up area is formed across the quarterthat fits well the structure of the city not exceedingexisting tall dominating structures. From ŠUBIĆEVA street as well as through the "punctures" in the building that overlook the intersection of streets: MARTIĆEVA and DERENČINOVA, MARTIĆEVA and ŠUBIĆEVA one can observe the centerpiece of the quarter- building of the former yeast plant.
The absence of the surface parking lots (all vehicles are parked in the three levelunderground parking) - createscomfortable environment to stay. Landscaping gardening and creation of multifunctional public spaces reckons renovated area among already existing in Lower Town park recreational zones.That does not diminish its commercial component considering the organization of trade, office and residential spaces.
