BADEL BLOCK Building strategy
Instead of making a new predominant entity in an already heterogeneous environment, our goal is to finish all existing typologies, make them self-sufficient and autonomous. On one hand they are a part of a colourful puzzle and on the othe they are creating an entity by emphasizing mutual differences and peculiarities of its components.
1. EXISTING FABRIC
Layered history of the Badel block, from the time of the Arko factory complex construction to the present date, has resulted in a number of different typologies, within the given perimeter. Social, economic and political changes have resulted in creation of very different typological and functional units in a small space. With the opinion that this coexistence is possible in the future, strategy for the revitalization goes to a clear definition and completion of the existing micro-units and the establishiment of their relationships.
According to the conservation guidelines, Badel 1862 headquarters (former Arko residence) in Vlaska street is retained along with yeast factory in block center, facades of Gorica factory and building entrance to the former factory complex Arco.
2. FINISHING EXISTING TYPOLOGIES
On the west side, Vlaska-Subiceva residential block is completed, with the addition of a service area for the shopping centre and the ability to create private courtyards for tenants. On the south side Vlaska-Derencinova residential block is completed with a public building. Inner courtyard of the Badel 1862 headquarters is defined on south side with shopping centre extension - to integrate the facade under the protection and reconstruction of the historic entrance to the factory complex Arko.
Yeast factory building is retained in its original form with the demolition of the fittings and a change of function. As a new function, a cultural centre is proposed with spaces for exhibitions, workshops, gyms, public forums, contemporary dance and theatre.
3. DEFINING THE EDGE
The original logic of the factory complex is retained - construction on the edges of the plot and an open space in the centre. The edges are clearly defined with three separate elements (height GF +2 / GF +3,) which host retail shops, restaurants, hotel looby, office and residential entrances. The height of the perimeter is adapted to the height of a typical Zagreb`s downtown housing block.
4. OPEN SPACE
The main pedestrian communication on the surface of the square Badel is circular, around the central unit which consists of the former yeast factory with the newly formed amphitheatre / underground entrance to the shopping mall. A number of smaller public entities build a link to this circular public space and are complementary to the public function of the ground floor (terrace seating, temporary exhibitions, children''s playground, green zones ...).
Pedestrian traffic: Pedestrian entrances to the block centre are located between individual units.
It is proposed to convert the existing driveway and pedestrian accesses from the Vlaska street (the entrance to the residential block of Vlaska-Derencinova, entry into a residential skyscraper on Vlaska street, entrances in of the inner courtyard of Badel 1862 headquarters) in the public pedestrian entrances to the Badel block with the retention of car traffic regime to meet the needs of existing buildings. Inside the block there is only pedestrian traffic except for emergency vehicle access and, exceptionally, delivery vehicles in a specific regime.
Vehicular traffic: Access for emergency vehicles are from circumferential roads and passages between buildings to access the interior of the block. Supply of shopping centre is planned on the back-side space between the centre and existing residential block. Parking garage needs are met in accordance with the City of Zagreb Masterplan. An underground garage is resolved in split levels of total surface 46 000 m2 and the capacity of 1680 parking spaces. The entrances to the underground parking are solved in accordance with the recommendation as two-way entrance ramp output max. 15% slope from Marticeva and Derenčinova street. It is proposed to connect the existing bicycle path in Martićeva street with a bicycle route in Heinzelova street.
5. CREATING RECOGNIZABLE ENTITY
From a number of existing typologies, a residential tower housing type with a horizontal base (retail/office) is taken and multiplied by the perimeter of the block. Four new vertical elements - towers, along with an existing one clearly mark the block from the broader perspective of the city. In-between verticals there are other micro-units of different types and scales. The height of the vertical elements is adjusted to the existing vertical benchmarks in the area that have also emerged as an exception to the strict typical downtown housing blocks (Vitić''s housing complex in Laginjina street, Ibler''s wooden skyscraper, Jelinek''s Hotel Zagreb at Maksimirska street). Selected vertical typology of the central core allows different functions - two residential, one office/commercial and one hotel tower are suggested.
