BADEL BLOCK
Urban-architectural ideas competition
Since 1991, Zagreb is the capital city of croatia. The city of Zagreb is situated between Europe and the middle east, was never destroyed, even not during the second world war.The history of the town can be followed 900 years with historical texts.
On the north side, the long and wooded mountains are protecting the city from the cold northwinds.
The valley under the mountains is open in the east and west direction, so that the traffic of the city was always well connected with their neighbours. From the southern side, the city is crossed by the „sava“, the river of Zagreb.The city is the result of the two middle age communities, Gradec and Captol. Captol has the profile of an irregular rectangle, Gradec is an equal-sided trangle.
From the 14th to the 18th century, Zagreb defended himself successfully against the turks. During the 17th and the 18th century, the town was renewed in the style of the baroque. In1632 one of the oldest universities was born. In 1850 Gradec, Captol and the surrounding communities formed together the town of Zagreb. During that time, a lot of parcs and green areas were realized. Near the centre of the city, parcs and green areas have the form of an U, the famous green horseshoe.
During the 20th century, the town spread out fast to the surrounding plain on the shore of the river. The modern city of Zagreb is today in the south area of the river „Sava“ developing ideas for the third millenium.
The Badel Block, originally concipated as an industrial area from Vladimir Arco, is situated near the Kvaternikov Trg square at the east side of downtown. Today it is an railwaystation, during the 20 th century, it was a market place. A number of factories were built in the area during the early period of the Zagreb industrial development at the turn of the 20th century. The present day block and its neighbourhood accommodated Arco Liqueur and Vinegar factory, Corica Metal Cookware Factory and Elka Electrical Cables factory. Development of industrial facilities was atypical for a downtown block structure.
The Badel Block is surrounded by different buildings
- in Marticeva Street by an office building with about 10 floors
- in Subiceva street by the market place and the bartula parc
- in Vlaska by residential buildings with 5-6 floors
- in Derencinova by old residential buildings with 2-3 floors
The area fells of east to the west.
The new project introduces three new stripes in addition to the northern existing buildings of the Badel Block.
- the northern green stripe with appartments ,offices, social functions and the yeast production factory building (Block 1, Block2, distillery building, Block 3)
- the middle stripe with the piazza and underground building with retail shopping or culture functions, getting light and air from above, the piazza.
- the southern stripe with retail shopping, restaurants and coffee shops, offices and commercial functions .It is a sculpture in steel with an architectional promenade having its end at he top of the building(sky cafe) with a view back to the old town of Zagreb with the Jelacica place. The design of the building takes the triangle of the market place and is developping this triangle in space and form so that the form curves around the distillery building on the Badel Block.
The Badel Block becoming a magic place for the Zagreb people for living and working, for social and cultural activities.
There is no car traffic on the three stripes , only pedestrian and cyclists are using this area. The underground parking can be reached from Derencinova street, Marticeva street and Subiceva street. A good connection to the whole city is given by the train station at Subiceva street and Kvaternikov Trg square. Bus and taxistations are good available by pedestrians.
Four point buildings are on the northern green stripe. Block 1,Block 2,the distillery building and Block 3. The new design of the buildings referes to the distillery,units with 6 floors, floor proportion 33mx26m.Even the double glass facade in the south and north is divided in three parts like the distillery.
Block1 has 14 floors with the height of the existing administration building. 2 units with 6 floors(distillery building) and a connection between the 2 units with 2 floors for commun functions. Floor 1 and floor 2 are possible for offices, restaurant and coffee shops and social functions, the rest are residential functions. There are no appartments with north orientation, only appartments with south, east and west orientation. All the appartments have daily light and the exeptional quality of a vertical garden. A green private area for every appartment. Between the buildings there are various forms of spaces for activities for children and adults.The sculpture is protecting this area from noise of Marticeva street and Subiceva street.
The Yeast building is the cultual centre of the Badel Block.
Block 2 has also 6 floors and is the brother or sister from the distillery building. It has the same functions as Block 1.(residential)
Block 3 has about 30 floors and it is a landmark at the est side of the city of Zagreb and the bartula parc ,beeing not higher as the cathedrale of Zagreb.The east and west facades are vertical gardens.The vertical gardens on the whole northern stripes between the buildings have the form of horseshoes like in the old town of Zagreb. The 30 floors can have offices,appartments and commercial functions, a city hotel is here also possible.
The steel sculpture at the other side of these buildings is a development in space and form of a triangular refering to the market place in the Subiceva street.It protectes the residential functions from the noise of Marticeva street.The building also curves around the distillery.It is closing the marticeva street an a part of Subiceva street.The sculpture has commercial functions and offices in the uppon floors.The sculpture is part of the piazza and the first triangle of its roof can be used by pedestrians or for seats for theatre on the piazza. The steel facade reminds to the industrial tradition of the Badel block. Inside the building can be developped a dynamic space continuum, with the main entrance in Subiceva street and the end in a skycafe with a view back to the Jelacica place.
The piazza is making possibe a shorter connection between Marticeva street and the Kvaternikocv Trg square. It takes over the life of the market place at the Subiceva street.The piazza is standing for the typical east west transparency of Zagreb.It is also a centre of all private and public activities.
The curved form of the green and for pedetrians usable roof on the piazza is making possible daily light for functions on floor -1.(commercial, culture,music..)). It is a symbol for the river „Sava“ in Zagreb.
The project has possible functions with a surface of about 75000 m² without the parking surface on floor -2 and -3.
The entrance of the shopping centre is a wall membrane, a glass crystal with the wall of the Gorcia factory.It hast he form of an irregular rectangle. Behind that, the sculpture with triangle forms. All this forms are metaphores for Gradec and Captol, the first communities of Zagreb.
The powerful point buildings are defining a new place in the east of the city attracting people from the centre and supraregional areas. The project is interpreting the baroque tradition with their point buildings of Zagreb in a new way of our times.
