The new growth from the old .
The emptiness filled with lives

The concept of the proposed design would be “the growth from the memory, the past, and the present” as titled. In order to highlight the block identity and its position within the greater Kvaternikov Trg Square area, it is very important to emphasize the history of the Badel site as a whole in Zagreb, not only to protect single building or façade, but also the whole site to present the memory and the past.

The reserved Badel site with new construction would be the symbol of Zagreb, minimal touched of the existing buildings and empty space that introduce the transformation of city from Industrial building block to modern cultural complex. A balance between Old and new, Independent culture and Commercial would be achieved.

a) Growth from the memory
Transformation of Zagreb: a certain period in History

The history of Badel block could represent the transformation of Zagreb - from an industrial and communist city to the 21st century modern capital. It is situated nearby the Kvaternikov Trg Square, on the eastern edge of the Zagreb historical nucleus – the Lower Town. This was the city periphery until the 19th century and the today square was a city toll-gate – the city entrance.

During the 20th century, the surrounding area was one of the major city open markets. The factories were built in the area during an early period of the Zagreb industrial development at the turn of the 20th century, and were gone through from :

Private owner > public sectors > private owner > being abandoned > neighborhood usage > nowadays for the modern revitalization

Preservation of the industrial building should include its whole history and memory, and represent the transformation of the city Zagreb:

from a European city > communist city with industries in the city centre > 21 century stable political environment and open-economic capitalized city

The form of the new buildings is growth from the past.
- The boundary of the residential building retained the boundary of the original wall that separate the 2 factories
- Retaining the skeleton of previous building as passage with green wall
- Sunken shopping mall (open-performance space) with existing structure/ skeleton left and shows the pattern of the demolished building on site
- The whole site is an open museum


b) Growth from the past:
The design is also derived from the past:

b1. The Industrial heritage
o The newly proposed residential building is growth on top of the Gorica Factory.

o The proposed cultural complex, that emphasized the importance of the former distillery factory, would be built on top of the Distillery.

Strengthening of the Industrial heritage structure would be the ingredient for the new construction buildings.


b2. Breakthrough of the Grid layout of the city

Zagreb, similar to some European cities, the grid layout of the urban fabric is significant. The Badel Block, as part of the urban layout, forms as a grid in the city.

The breakthrough of the Grid system in the city is by using the opening of part of the street façade with new open market place to introduce people to enter the site.

b3. The habit of having courtyard in Croatia and Zagreb
● new integration of courtyard.
● The Distillery Building would be the most important block in the site with open space surround and formed as courtyard within the site.
● Courtyard concept for the Residential building.

b4. Material reflection
- Stone as used in vernacular architecture in Croatia (Material to link with the history and Croatia)
- Mirror in the bottom part of residential, metaphorically to represent the reflection of the past


c) Growth from the present:
- Sustainable economically, socially, and ecologically, and functionally
- To establish a harmonic relation between the developed and undeveloped spaces and interrelation with the surrounding urban tissue.
- The new building could be a landmark to expand the boundary of city center or to create a new Cultural Hub for city fabric
- The Distillery historical building would be the key building, the centerpiece of the site. Like the landmark, the tallest one, the most important one. Functionally, it comprised cultural, commercial, and this is what Zagreb will head to in the future.

Relation to the Existing Buildings

1) Yeast production factory building (Distillery)
- The key, centerpiece of the site. All the open space surround this building and connected to this building
- Tallest among the site and the local area.
- New value of the site added on top of the building

2) Gorica Factory
- Not only reserved the façade, but the whole building with strengthening the structure and repair the façade.
- Changed to Art Exhibition Gallery
- Residential Building will be growth on top of it.
- Strengthening the structure and renovate the façade, retain the advertisement display on the roof that together with its urban impastation and marking of the urban block contour creates a characteristic visual benchmark.

3) Recent buildings along Derencinova and Vlaska street, Kvaternikov Trg Square and Subniceva Street , Rental residential building at the corner of 102 Vlaska and 1 Derencinova streets & Administrativ building 116 Vlaska St.
- form the initial block concept and are retained. A large open space as their courtyard extension.
- Most of the buildings are residential, and some of them are commercial, it would be better to use open space and courtyard to separate the main site to give a sense of semi-private space.

4) Business and process section in front of the process buildings
- Partial demolition and remain arts of the structure as memory of the building. Most of them forms as the new open spaces of the site.
- The linear one in front of the residential building at the corner of 102 Vlaska and 1 Derencinova streets, would form a linear corridor with existing structure with vegetation wall to connect from the east side of the site to the west side.

in relation to the site’s open areas

All the Ground Floor would be open space
- to retain the existing open areas, formed as an open museum for industrial heritage
- to provide more open spaces for the community
1) Shopping mall courtyard

2) New Market Place near the main entrance of the site

4) Garden/ open spaces to be reserved for the existing buildings (residential building
5) New residential building would have a large open area on the ground floor to separate from the public area (shopping mall…museum…..etc)
6) Open space to surround The new constructed cultural –complex on top of the Distillery to show the importance of the building
- people could make use of the open space when they need to walk to that building



Sustainability of the proposed solution


Social

Social activities
- Large open space on ground floor
- New market area responds to the existing market across the road
- large open area / garden responds to the existing garden across the road form an axis to direct people to come towards the site
- the open space below the residential building with sits and garden
- open courtyard for open performance embraced by shopping mall
- all of the activities social space are interlocked with each other and mainly on ground floor , easy to access and drive people to go to the site.


Ecological
- quality of content focus

Residential building mainly facing east and south
For those facing west , thick wall would be used to keep warm

b) placement
- The location of carpark underground to provide more space aboveground to attract people.
- The shopping mall underground to allow more air circulation on site on the ground floor
> shopping mall with skylight
- not block any existing use of building, the view of the existing building still have a pleasant view

c1. Climate
Zagreb : Winter – 4 Summer +35
- Thick wall is used
- Material Stone is used as inspired from Traditional Croatia vernacular architecture
- Air circulation for courtyard of residential building
- Large Air circulation on the ground floor

c2. valuation of green areas within competition site

- green wall on the pathway with existing skeleton
- greenery on the courtyard of residential building
- greenery in the open space ground floor

c3. impact of new buildings on existing environment

- reserve the ground floor untouched
- The height of the building (facing the main street) similar to the surrounding, and create a pleasant environment and could not create canyon effect and heat island effect in the existing place.
- Not block any existing building in urban context.
- The tallest building in the site (the distillery building) only contains 7 floors, and just a bit higher than the former workers’ residential building.


Economic
- There is a possibility of development on a smaller surface area, less than 65000 m2 but with the same space and area for Residential and Retail Shop as required by the brief and could still obtain a good return on investment.

The proposed solution is very practical economically. The combination of the cultural, residential and commercial programmes could easily attract the investors that would formulate an interest of potential actors (public and private) and increase chances for implementation of the project.

Althought the area is not up to the 65000m2, the qaulity of the development is definitely a LANDMARK that would drive VALUE ADDED incomes rather than just the floor area.

As the Badel block is the last space earmarked for large construction in this part of the city center shall not be a reason for development driven just by financial effects. The balance between financial factors and cultural factors is obtained in the proposed solution.
